Verified Pre-Approval: In a verified pre-approval, a loan advisor will collect your documentation and thoroughly verify your assets, income, and credit. Once completed, we will run your profile through an automated underwriting system that many of our lenders will accept as an upfront approval. At that point, we can give you a strong, vetted pre-approval in 24 hours with all of the programs that you qualify for and exactly how much you can afford. Our advisors can then take you through the options that are best for you.

TBD Underwriting: In the upfront underwriting scenario, your process is taken one step further and the loan will be given to a lender’s underwriting department. They will take your loan application and supporting documents to fully underwrite your loan. Ultimately, they will be able to issue you a “TBD underwriting approval” which is a fully underwritten approval before you have found your home. In our experience, this has given homebuyers the best chance to be the most attractive offer (along with some other tricks up our sleeves), and peace of mind that they can be approved for the loan.
